Maximize your advert to its full potential.

You have set an advertising budget and decided to list you property on an advertising site. If you are going to spend the money on an advert then it is worth spending a little time getting it right. A little bit of thought can go a long way.

Obviously the way you describe your vacation rental will depend on the kind of property you own and the target market you are aiming for. As the owner of the property you have the inside track and are the one, in most cases, most familiar with the property. Think about what attracted you to the property when you first chose it. If it is your second home or you are emotionally invested in it - what makes it special for you? If you bought it as a business venture - why did you think it would be a good idea? Location? Size? Features? Does it have personality?

Take a look around your area and size up your market and competition. See what the going rate is for similar properties and think about what makes yours different. If you are going to charge more because of the “difference” then you have to make sure you can highlight that in your advert. Will it stand out? Does it take you into a different price bracket? Will it mean lost views when search results are filtered by price? In other words will it make good business sense?

When you have chosen a listing site take the time to look through other ads on the site. See if there are any that stand out, any which would compel you to rent them. Equally learn from other people’s mistakes - see if there are any that are a real turn off for an interested party.

Whilst on first glance many listing sites will look similar, there are usually several key differences. Find out what the search results page looks like, as this will likely be the first port of call for a potential renter.

If the search results page shows a thumbnail picture, make sure this picture stands out. If it has a short description make the description catchy and pertinent to your property.

Choose your photos so as to show your property off to its best potential. If it is a beach property, for example, make sure that your photos are taken in sunshine, try and show the ocean with your property or and any ocean views you may have from your property. Show the rooms looking light and airy, rather than with shades drawn or in the evening.

In your description be as complete as possible and don’t forget to be enthusiastic. Try not to make your sentences too long and rambling. Describe the amenities and features and anything that will make your property stand out and be remembered. Bear in mind what your target market is and write the description accordingly - if it is predominantly a family vacation rental then point out what makes it so and list any local activities etc that are family oriented.

If you find tick boxes when uploading your property details make sure you check all that are appropriate for your property. These boxes may define search results and you don’t want to miss out for failing to tick one that is pertinent to your vacation rental.

Try and keep your pricing structure as straight forward as possible. There will normally be seasonal differences and prices for special holidays and these are expected but try not to have too many different price bands as this can be confusing and off-putting to potential renters. Again make sure that you do not price yourself out of the market - be aware of what is being charged for similar properties in your area.

When you have finished the advert, take the time to preview it on the site. Make sure the finished article is what you want and reflects your vacation home well. Sometimes just a small change in layout or moving a couple of photos around can make a big difference. It really is worth the time it takes to check.

Friends often ask me to plan their European vacations, and more specifically, their vacation in Paris. Why me? Being a native of Paris I have the inside scoop as to cheap hotels, how to get special hotel deals and other cheap vacation tips. The first step consists of determining who exactly is coming on this trip, your destination, the length of the trip, and when do you plan on going. Don’t forget the most important consideration- your budget. Believe me, a European tour with two year old toddlers is not the same as the same as a honeymoon or even a vacation in London with just your partner in life. Actually, traveling with a baby may be easier than traveling with a bored teenager. There are ways to get their cooperation however. Young people of all ages, including my 70 years old parents who enjoy “roughing it”, plan very economical European tours living in youth hotels.

The time of year makes a great deal of difference as well. Summer and mid winter are the peak travel seasons, but those who are looking for resort deals along the Mediterranean shores or for ski resorts in the Alps might consider late spring or early autumn. Here retirees have a distinct advantage planning for travel in Europe, or any kind of travel for that matter, since they can be more flexible.

Talking about time and dates, one of the easiest ways to save money is simply to fly out and return in the middle of the week. Airlines are getting crafty though, and “week-end” can mean Thursday to Monday! That leaves Tuesday and Wednesday as mid-week days.

Still, if you do fly out on one of those days, it can save you a couple hundred dollars.

Alright, so you’ve decided on your budget, the number of people in your party, the length of stay and when you want to go. Here are a couple of scenarios.

First, let’s take a family of four - Mother, Father, 12 year old and 5 year old. This is their first time so they don’t want to be too adventurous, yet they do want to have fun. The safe part of their trip is London, since they speak English. The adventure is Paris where obviously most people speak French. So our family decides to spend a week in London, and a week in Paris during their children’s Spring Vacation which occurs in April, since that’s outside the peak travel time.

Another scenario could be two retired couples who decide to travel to Europe together. They’ve been there before and know their way around a bit. This group decides to fly to Paris, stay for a couple of days to see the sights and look up old friends, and then take a fast train down to the Mediterranean coast. There they’ll stay in Montpelier for a short visit before taking a cruise to the Greek Islands. Whether they opt for a luxury cruise or not, they will have a wonderful time at a very economical rate.

So you see, planning an European vacation is almost as much of a challenge as the vacation itself!

However, we will say that you will definitely want to save your vacation memories on film, whether by photos or video, rather than just your memory. Going back to look at pictures after a cruise can take you back to those great feelings and help you remember some of the moments you may have forgotten.

Here are some useful tips whether you are new to photography or a professional with extensive knowledge of the skills necessary to take fantastic pictures. The information provided here is not necessarily about all of the techniques of photography, but rather on the more personal side of taking pictures and capturing memories. For those of you desiring a holiday video, these tips can also be useful since the information is not focused on the technical side of photos.

First, do not go into your cruise or vacation viewing it as an extended photo session of every pose possible. Remember, it is a vacation. You will undoubtedly not forget you were present on the ship, so a collection of pictures proving your presence is not the goal. Rather, you want to take pictures to portray the atmosphere on the cruise or vacation destination. For example, instead of lining everyone against the side railing for the most “still image” shot possible, opt for unexpected snap shots. These will better capture the true atmosphere and bring back the pleasant feelings and fun times when you go back to reminisce. Even the blurred pictures you may end up with can show some of the vacation spirit and present a truer image of the fabulous time you had.

Also, do not forget to take pictures of the surroundings. So if you are visiting the south of Spain then remember to take some great pictures of Altea and Benidorm. But, you may find a regular camera, digital camera or even a disposable camera more convenient. After the vacation and in the years to come, it will not be the picture quality that you pay attention to but rather the great time you had. So, relax, enjoy the vacation and capture the memories to be shared!
